      <title>Another win for our team</title>
      <description>&lt;p&gt;&lt;img height="94" width="100" align="left" alt="" src="/Portals/0/Images/blogs/win_button.jpg" /&gt;We just closed a loan I wanted to tell you about because it points to where I think the sweet spot is today.  We have a customer, full doc, qualified, first time buyer who has been on the fence for the longest time.  We called him into the office about 90 days ago and told him that we needed to get rolling on his purchase.  When he asked why we showed him a Rent v. Own.&lt;/p&gt;
&lt;p&gt;Long story short, he got out there, found a place and put a bid in at full price (yes, full price) because his real estate professional told him that the property was undervalued.  With that said, we got the loan approved and waited on the appraisal and lo and behold, the customer was able to purchase the home for $30K lower than appraised value.  He is exceptionally excited as you can imagine and we were able to revise the Rent v. Own for him showing the $30K in increased value. &lt;/p&gt;
&lt;p&gt;His next question to me was, "when can I refinance?" to use the value and eliminate the PMI.  We have the next transaction with this client already won when the time comes. &lt;/p&gt;
&lt;p&gt;The lesson is keep plugging away, buyers are out there and properties are being priced to move but you have to be in the game to make it happen.&lt;/p&gt;</description>

      <title>RateWatch Wins Again</title>
      <description>&lt;p&gt;&lt;img height="80" width="125" align="left" alt="" src="/Portals/0/Images/blogs/rates.jpg" /&gt;I know it is a tried and true message that I throw out there fore everyone regularly but it was proven again this week, RateWatch discovers loan opportunities when you don't even know they are there.&lt;/p&gt;
&lt;p&gt;This time my prior client received the RateWatch my team sent at the end of June.   Since the last time we worked together to refinance her condo, her parents both passed away and she and her brother inherited the family home.  She called me for guidance and advice on how one of them could purchase the home and the other collect their share of the equity in that home to purchase a SFR of their own.&lt;/p&gt;
&lt;p&gt;So I sit here at the end of the week with two new transactions to finance, one for each sibling.  Additionally, these transactions are not shopping the market for other mortgage solutions.  Finally, instead of the probate attorney or someone else referring the transaction away from me, RateWatch generated the inbound call and I keep control of the situation.&lt;/p&gt;

      <title>Welcome to my blog, let's talk goals!</title>
      <description>&lt;p&gt;&lt;img height="99" width="150" align="left" alt="" src="/Portals/0/Images/blogs/goals.jpg" /&gt;I am excited to share what is going on in both my practice and around the country with you here.  Thanks to Dave Savage and the entire team at Mortgage Coach for revitalizing and repositioning Mortgage Coach for today's market.  Never have answers been more urgently needed and I hope to have a few of them here.&lt;/p&gt;
&lt;p&gt;I write this at 3PM on a Saturday afternoon.  This is one thing that no longer surprises me.  I am working on things like this blog late in the day on a Saturday.  In fact, it seems like everyone I am talking to is finding themselves in a "what's old is new again" mode and working long hours and on weekends is just one part of it.  Finding uncontested space is the other critical ingredient to survival today, in my mind.&lt;/p&gt;
&lt;p&gt;Over the course of the next few posts I hope to cover a few items briefly that are working for me and hopefully you will be able to take them, make them your own and generate results for yourself with similar strategies.  I am going to cover, Loan Modifications, Seller Funded Buydowns, FSBO marketing, incremental revenue streams and how we use Mortgage Coach in each of those spaces. I look forward to sharing and also to hearing from the other leaders in the Mortgage Coach community who are getting things done in these challenging times.&lt;/p&gt;
&lt;p&gt;Remember, the biggest challenge in today's market is IN YOUR HEAD, not in the streets!  Stay with us all in the Mortgage Coach community and let's make the best of the opportunities presented by this market together.&lt;/p&gt;
